Verified housing

Flats and halls checked one by one

Only those we have verified can list: student halls, university housing services, letting agencies and private landlords. Before publishing, we see the place live and check who gets paid and into which account.

  • Each listing says what we checked and on what date.
  • Listing is free and nobody can pay to appear first: the order can't be bought.
  • No listing asks for money before you have seen the place and signed.

What we check before publishing

A person on the team checks it, not a program. What we ask depends on who is listing: we ask more from a private landlord than from a registered student hall.

  • In an official register

We found it in a public register (company, tax or student housing register) under the same name and number.

    For: student hall, letting agency

Source: Unión Europea (publicado en el BOE). Accessed on 24 October 2026.

  • Listed by the university

The application came from the official domain of the university or its housing service.

    For: university housing

  • Identity checked

We saw their ID document on a live video call. We don't keep a copy.

    For: private landlord

  • Contacted through our own channel

We contacted them through a phone number or email from their official website or a register, not the details they gave us.

For: student hall, university housing, letting agency

  • Phone checked

We called the phone number you will see in the listing.

    For: private landlord

  • Paid into an account in their name

The payment account is in their name and in the country of the property. An account from another country is a known scam sign.

  • Accepted the rules

They have committed not to ask for money before the viewing and signing, to publish the full price and to keep the listing up to date.

Source: Unión Europea (publicado en el BOE). Accessed on 24 October 2026.

  • Exists and matches the listing

We saw it live, in person or on a video call, and it matches the listing.

Sources: Ciudad de Gante; An Garda Síochána (policía de Irlanda). Accessed on 24 October 2026.

  • Entitled to rent it

We saw the document that entitles them to rent it: title deed, land registry extract, management contract or a lease that allows subletting.

    For: letting agency, private landlord

  • Full terms, no upfront payments

Price, deposit, bills and payment method are in the listing, and no money is asked before seeing the place and signing.

Source: An Garda Síochána (policía de Irlanda). Accessed on 24 October 2026.

  • Own photos

We searched for its photos online and they don't appear in listings for other places or at other prices.

Sources: An Garda Síochána (policía de Irlanda); Eberhard Karls Universität Tübingen. Accessed on 24 October 2026.

  • No scam signs in the text

The listing text passed our scam check with no warning signs.

  • Energy certificate

The listing gives the energy certificate (Energieausweis), as German anti-scam advice asks.

Source: Eberhard Karls Universität Tübingen. Accessed on 24 October 2026.

  • Registered with the RTB

In Ireland, the property is registered with the Residential Tenancies Board, as the police recommend.

What we can't guarantee

  • What the place will be like on the day you arrive: check the inventory when you move in and take photos.
  • That nobody has rented it since the last confirmation: ask before you make plans.
  • Anything you agree outside the published terms. Erasmus Kit is not involved in the contract or the payments.

The rules listers accept

  1. No payment before the student has seen the place, in person or on a live video call, and signed the contract.

Sources: An Garda Síochána (policía de Irlanda); Ciudad de Gante. Accessed on 24 October 2026.

  2. The published price is what you pay each month. Bills not included are shown with an approximate amount.

  3. The deposit is at most two months' rent, and the listing says when it is returned.

Source: Erasmus Student Network y European Students' Union. Accessed on 22 October 2026.

  4. Payment only by bank transfer to the checked account, by card or by direct debit. Never in cash, cryptocurrency, Western Union or MoneyGram, or through peer-to-peer payment apps.

Sources: An Garda Síochána (policía de Irlanda); Erasmus Magazine (Erasmus Universiteit Rotterdam). Accessed on 24 October 2026.

  5. No copies of passports or ID cards are requested before meeting and signing.

Sources: DUB, Universiteit Utrecht; Eberhard Karls Universität Tübingen. Accessed on 24 October 2026.

  6. Replies only come from the checked contact details, without asking to move to other channels.

  7. When the place is rented, the listing is removed within three days. Every 90 days availability must be confirmed or the listing expires.

  8. The place complies with the rules of its country, and the listing does not discriminate on grounds of origin, sex, religion, sexual orientation or disability.

  9. If a serious report comes in, the listing is suspended while it is reviewed. If a breach is confirmed, all of the lister's listings are removed.
